This agreement:
Once a reservation is made, the guest has entered into a binding contract with Rowcroft Lodge Ltd and these terms and conditions apply in full. Where a company, agency or similar has made the booking on behalf of the guest, the agreement is with that third party. Third parties should ensure that the guests are aware of these terms and conditions. This agreement applies for all bookings made after or arriving from 6th June 2022.
Cancellation:
We offer Free Cancellation up to 14 days prior to arrival.
Full Payment will be taken 14 days prior to arrival this is non refundable for all cancellations in the 14 days prior to arrival or in the case of no show. If the booking has been made via a third party please refer to them for their terms and conditions. If we are able to resell the nights you are unable to stay, then we will off you a partial refund, however if we unable to resell the nights then the reservation cost will be retained in full.
Arrivals and Departures:
You can check in at Rowcroft Lodge from 15.00. If however your room is not ready you are welcome to collect your keys and leave your luggage. Please let us have your time of arrival so that we are here to welcome you. We ask that your room is vacated by 10.00 am.
Your Booking:
Your booking is as contracted for the number of nights and people. You are not allowed to have additional people staying in the room over and above the number contracted (i.e. you cannot have four people sleeping in the triple room) without prior agreement. Rowcroft Lodge Guest House reserves the right to charge the full rate for any such unauthorised stay and/or to terminate the booking. In this eventuality, we will levy a charge of 100% of the agreed booking fee for any unused nights.
Pets:
For the comfort of our guests, pets are only allowed in the 2 pet friendly rooms but are not allowed in other rooms, including the Breakfast room. Pets are not to be left unattended accept for during breakfast or with prior approval from the owners. If you have a registered assistance dog or animal, please inform us prior to booking so we can make the correct allowances for you.
Behaviour:
Please remember that you are sharing Rowcroft Lodge with other guests and with the owners and their family – please behave accordingly. Please be aware of fellow guests if coming in very late or leaving early from the Guest House, and when watching TV or playing music. We reserve the right to terminate bookings if faced with unreasonable or anti-social behaviour.
We do not tolerate racist, sexist, homophobic or otherwise discriminatory language or behaviour and we reserve the right to terminate a booking on receipt of a complaint. Please contact the owners as soon as possible if you have an issue with the behaviour of a fellow guest.
Rowcroft Lodge has A Zero Tolerance Drug Policy...ANYONE found using or bringing drugs onto the premises will be asked to leave immediately and NO REFUND will be given.
Payment:
When you book, Rowcroft Lodge takes your card details to confirm the booking and to take a 20% deposit, the full amount is payable 14 days before arrival unless agreed upon booking with the owners. We accept most cards, cash, and can arrange for BACS payments and invoicing if required.
Complaints:
In the event of a complaint, we will investigate and respond in a timely and courteous manner. Where appropriate, we will make immediate amends.
Housekeeping, Guests’ Liabilities:
Rowcroft Lodge is strictly no smoking accommodation and there are smoke detectors in all bedrooms and communal areas. A standard cleaning charge of £100.00 per night will be levied on guests who smoke in their rooms.
We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to Rowcroft Lodges' property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit or debit card, or send an invoice for the amount to the registered address. We will however make every effort to keep any costs that the guest would incur to a minimum.
We reserve the right to charge guests the cost of replacing any items that are removed from the premises by them without consent. The charge will be the full replacement amount of the missing item, including any carriage charges. Should the fact that the item is missing come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit or debit card, or send an invoice for the amount to the registered address.
We reserve the right to take action against any guest found to have tampered or interfered with any fire detection equipment throughout the Guest House, including detector heads in public areas and bedrooms, break glass points and fire extinguishers. Guests found to have tampered with any fire detection or fire fighting equipment will be charged with any costs incurred by the Guest House due to their actions and additionally may be asked to leave. Should the fact that fire fighting or detection equipment had been tampered with come to light after the guest has departed, we reserve the right to make a charge to the guests credit or debit card, or send an invoice for the amount to the registered address.
Replacement keys, umbrellas, kettles or hairdryers are charged at £50.00 each.
We will use our best efforts to return any items left behind by a guest after their stay, but reserve the right to recoup any costs incurred by Rowcroft Lodge LTD.
Security:
Rowcroft Lodge expects your room and the front door of the property to be closed at all times. We request that all guests follow this safety and security measure. We reserve the right to refuse admission and exclude visitors from our accommodation.
A guest registration form must be completed by all guests prior to arrival (you will receive this via email) with passport numbers for overseas visitors.
We also ask that all guests read our fire notice that can be found on the back of the door to each room.
Data Protection:
Rowcroft Lodge retains your contact details as an integral part of the booking process. We are required to retain your registration for a year. We may contact you in the future with a newsletter or emailed promotion, but you can opt out at any time. We will not share your information in any other way with any third party.

Loss of or Damage to Guests’ Property:
Under the Hotel Proprietors Act 1956, an hotel proprietor may in certain circumstances be liable to make good any loss of or damage to a guest’s property even though it was not due to any fault of the proprietor or staff of the hotel. This liability however:
a) extends only to the property of guests who have engaged sleeping accommodation at the hotel;
b) is limited to £50 for any one article and a total of £100 in the case of any one guest, except in the case of property which has been deposited, or offered for deposit, for safe custody;
c) does not cover motor-cars or other vehicles of any kind or any property left in them, or horses or other live animals.
This notice does not constitute an admission either that the Act applies to this hotel or that liability thereunder attaches to the proprietor of this hotel in any particular case.
